Treat all prospective tenants and applicants with respect.
Apply the golden rule. Treat others with respect, dignity, and fairness in the same way you’d expect to be treated.
Always treat applicants equally regardless of race, color, national origin, religion, sex, disability, or the presence of children, as this is illegal under the Fair Housing Act and prohibited on Ikos’s platform.
Never decline or treat a rental applicant differently based on any other class protected by the laws of your state and local government (e.g., sexual orientation, gender identity, military status, marital status, or non-wage source of income), as this is illegal and prohibited on Ikos’s platform.
Non-wage sources of income may include federal, state, or local rental-assistance programs including Choice Housing vouchers and TRA (temporary rental assistance), alimony, rapid re-housing, or other homelessness assistance, veteran benefits, social security or other retirement programs.
Ensure your listing is inclusive, without preference for or against any applicant on account of race, color, national origin, religion, sex, disability, the presence of children, or any other class (such as source of income) protected by the laws of your state and local governments.
In short, best practices are to describe the home, not preferences towards a prospective tenant.
Use appropriate language. Use of discriminatory, abusive, obscene, or threatening language is prohibited on the Ikos platform and in all correspondence with the Ikos team or any affiliated party.

If we feel you have violated any of these conditions or other applicable federal, state, or local laws we reserve the right to restrict access to the platform and charge for fees paid to compensate affected renters and stakeholders.
